A. Purpose of Investment Immigration Program :

This Program is designed to establish a standard program  for Immigration  investors in Real Estate according to the regulation of US Immigration Law.

B. Projects of Investment Immigration Program :

1. Development : To develop an income property project

        开发的规划 : 寻找适合新建小型公寓的土地

2. Construction : To construct an apartment building

        建筑物的规划 : 申请政府新建的许可

3. Management : To lease and manage the income property

         或者收购现有的公寓, 进行公寓的招租与管理事项

4. Repairing : To repair any damages caused in the property

        公寓的修理 : 修理公寓所遭受的灾害，损害

5. Holding : To hold the property as a long term investment

         长期性的投资 : 这是一个长期性的投资，不是炒作

 

C. Financial Projection for Housing Project : 投资分析

1. Total Investment for each project : $ 1,000,000 +

         每件方案的投资总额，大约美元100万

2. Cost of Project : $1,000,000 ( 3/4u.apt. at @$300,000 each)

         建筑物或收购的成本，每个方案平均100万计算，

3. Gross Schedule Rental Income : $115,200( 3X4X$800X12)

4. Estimate Yearly Expenses : $34,560 ( 30% of Gross Income)

         三项指标的总和，投资回报率，可能高达13 %
